Nothing ruins a morning like turning on the tap and getting a blast of cold water. Hot water system failure rarely happens without warning, but most homeowners miss the signs until the tank gives out completely, usually at the worst possible time.
The good news is that most failures follow one of six predictable patterns. Knowing what to look for means you can catch a problem early, avoid an emergency callout, and in some cases save the system altogether rather than replacing it. Here’s what actually causes hot water systems to fail, and the warning signs each one gives off before it does.

1. Sediment Build-Up
Sydney’s water carries dissolved minerals that settle at the bottom of your tank over time, especially in older suburbs still on the original mains network. That layer of sediment acts as insulation between the burner or heating element and the water above it, forcing your system to work harder to reach temperature.
Left unchecked, sediment build-up reduces efficiency, shortens the tank’s lifespan, and can cause the tank itself to overheat and crack.
Warning signs:
- Rumbling, popping, or banging noises from the tank
- Longer wait times for hot water
- Rising energy bills with no change in usage
- Reduced hot water capacity even though the system hasn’t changed
An annual flush clears most sediment before it becomes a problem. If your system hasn’t been flushed in over a year, it’s worth booking one in.
2. Faulty Tempering Valve
The tempering valve mixes hot water from the tank with cold water to deliver a safe temperature at the tap, typically 50°C, and it’s a legal requirement on Australian storage hot water systems. Sediment, mineral build-up, or general wear can cause the valve to stick or fail, which throws water temperature out even when the tank itself is working fine.
This is often mistaken for a thermostat fault, since the symptoms look similar, but a failed tempering valve is a separate fix. In NSW, tempering valves must be installed, serviced, and adjusted by a licensed plumber, it’s not a DIY job. This is a requirement under AS/NZS 3500.4 and NSW Fair Trading regulations, since the valve is a scald-safety device.
Warning signs:
- Water at the tap is noticeably hotter than what the thermostat is set to
- Temperature fluctuates even though the tank is heating normally
- Valve is old and has never been serviced (most need checking every 5 to 7 years, sooner in hard water areas)
- Scalding-hot water at the tap despite no changes to the system
Because tempering valves are a scald-safety device and legally require a licensed plumber, a suspected fault should be checked quickly rather than left or worked on yourself.
3. Corroded Anode Rod or Tank
Every storage hot water system has a sacrificial anode rod inside the tank. Its whole job is to corrode instead of the tank itself. Once the rod is fully corroded, usually somewhere between 8 and 12 years in, the tank has no protection left and starts corroding from the inside out.
This is one of the most common causes of failure we see across Sydney, particularly in coastal suburbs where salt air accelerates corrosion, and in homes with harder bore or tank water.
Warning signs:
- Rusty or discoloured hot water
- A metallic smell from the tap
- Rust staining around the base or fittings of the tank
- The system is 8+ years old and has never had the anode checked
A worn anode rod is a simple, inexpensive swap. Once the tank itself has started corroding, replacement is usually the only option.
4. Faulty Thermostat or Heating Element
When water temperature swings between scalding and lukewarm, or won’t heat at all, the thermostat or heating element is usually the culprit. Electric systems are particularly prone to element failure, while gas systems can develop thermostat or thermocouple faults that affect ignition and temperature control.
Warning signs:
- Water that’s too hot, too cold, or inconsistent
- Hot water runs out much faster than usual
- Circuit breaker trips when the system is running (electric systems)
- Pilot light won’t stay lit (gas systems)
These faults are often repairable without replacing the whole unit, but they should be looked at quickly. A stuck thermostat can push a system into unsafe operating temperatures.
5. Pressure Relief Valve Failure
The pressure and temperature relief (PTR) valve is a safety device that releases water if pressure or temperature inside the tank gets too high. It’s designed to fail safe, but the valve itself can wear out, corrode, or seize, especially in Sydney homes on high water pressure or older properties where the valve has never been tested.
Warning signs:
- Constant dripping or leaking from the relief valve pipe
- No response when you test the valve (it should release a burst of water when lifted)
- Water pooling near the base of the unit
- Hissing or whistling sounds from the tank
A failed PTR valve is a safety issue, not just a maintenance one. It should be replaced immediately, not monitored.
6. Age
Even a well-maintained hot water system has a lifespan. Most storage tank systems last 10 to 12 years, and once you’re past that mark, the cost of repeated repairs starts to outweigh the cost of replacement. Older Sydney homes, particularly those with original 1960s to 1990s plumbing, often pair an ageing hot water system with ageing pipework, so a failure in one can point to wear in the other.
Warning signs:
- The system is over 10 years old
- Repairs are becoming more frequent
- Visible rust or corrosion on the tank exterior
- Inconsistent performance despite servicing

Older Homes, Older Pipes
A lot of Sydney’s housing stock predates modern plumbing standards, and hot water problems rarely show up in isolation. Established trees are common in older, leafier suburbs, and their root systems are notorious for finding their way into ageing clay pipework, causing blockages and slow drainage that put extra strain on the whole hot water and drainage system.
